Where is it located?

Units A & B are about 10 minutes drive from Session road,  in a subdivision accessible from Marcos hi-way.  The property is about 500 meters away from Marcos hi-way.  These units are in the same compound.  The property is 500-600 meters away from Marcos hi-way.

When in Marcos hi-way from downtown Baguio, turn left to Sto. Nino road.  Sto. Nino road is after Crystal Cave road (on the right), and the Shell station (on the left).  

From Manila via Marcos hi-way, turn right to Sto. Nino road, the road is after Nova Lodge. 

Unit C is walking distance to Burnham Park and adjacent to Legarda Road. It’s  3 minutes drive to the market and Session Road.

Can we see the place before we reserve? 

Yes, but by appointment only. Ocular visits are set only when units are vacant.  

Let us know the exact date and time you intend to visit and we will confirm by giving the exact address.

This is part of our "total privacy commitment"  to our guests, a feature you'll certainly love if you'll book with us.

Can we check-in without a reservation, or just walk-in?

No.  Prior confirmed reservation is required. No walk-ins are entertained on-site. 

Our staff on site are dedicated to housekeeping and servicing guests.  We don't maintain marketing, booking or reservation staff on-site.  This is how we manage to offer quality lodging at very reasonable cost.

How far is it from the bus terminal? Is public transport available?

Taxi cabs are available at the terminal.  For Units A & B, it is about 10 minutes to the place. Public jeeps going to downtown Baguio are available in nearby intersection about 3 houses from the place. These jeeps stop at Bayanihan, near the market and Burnham Park.  If you intend to go to Session Road, you may stop at Harrison Road, a road adjacent to Session Road.

The place is in a subdivision so taxi cabs  typically pass-by only when bringing in residents.  

For Unit C, jeepneys and taxicabs are available 2 houses away from the place. The terminal is at Bayanihan, near the market and Burnham Park.

Can we cook? Are kitchen and cooking wares/utensils available?

Yes, you can cook.  

To make you feel at home and move just like in your home, the units are equipped with refrigerator, thermo, rice cooker, stove,  kitchen and dinner wares.

There is an outdoor barbecue pit within the compound.

Do you provide beddings, towels and toiletries?

Yes, we provide beddings, pillows and pillow cases.  

However, towels and toiletries like soap, tissues, toothpaste are not provided.  

Towels can be made available upon request with minimal charge to cover laundry expenses.

Is the place as nice as the photos in your site?

Since you use the word "nice", you'll probably find the place "nicer" due to recent improvements.  

Our staff are trained to maintain and keep the place the five-star way.  We value cleanliness because we can't take  risks. For us, all new guests are potential loyal customers. We make this reality only if we give them a clean and comfortable place. What's more, we rely on "word-of-mouth" from our loyal customers as a way to grow our customer base.

So many hoax sites in the internet, how can I be sure you're not?

Internet is just an alternative selling medium for us.  We are not traditional "dot com" selling virtual concepts or ideas. We offer real services. Ocular inspection can be done, as some of our clients did. 

We do not collect credit card numbers. Our on-line booking only requires reservation fees to be deposited to any of the reputable Philippine banks where we maintain our deposits. 

Word-of-mouth  from our satisfied guests is our main source of clients. E-mail from a prospective guest (name kept for privacy)

Do you have your own garage?

Yes we have.  Five (5) cars can be accommodated.  

Covered garage fits 2 cars and 3 more cars can be parked in the open area within the  compound.

What are the amenities? Do you have hot/cold shower?        

All units are fully furnished, with cable TV for your viewing pleasure.  Yes, all units are equipped with hot and cold shower.

Unit A is our first class unit.  It has a fireplace and spacious loft that can be converted into sleeping areas for big groups.  It has spacious living, dining and kitchen areas.  This unit is luxuriously furnished with leather sofa set.  It has a piped-in music system.  Click these links for more details about Unit A | showcase | features |

What are the nearest scenic spots?

The nearest to the place is Burnham Park, Cathedral and Session Road. 

Since Baguio is a small city, you can reach the other places of interest, the Wright Park, the Mansion, Mines View Park, and others  in short span of time.  Baguio has a land area of only 49 square kilometers enclosed in a perimeter of 30.6 kilometers. 

However, expect traffic jams in Baguio during peak season.

When is the "Flower Festival"? Can you provide the schedules of activities?

The "flower festival" or the Panagbenga is a one-month festive celebration in February.  

The highlights of the event,  based on our initial information will be from February 22 to 27.  

During these days you will see the famous parade and partying in the streets.

Step 2 we advise: if dates are available; the rate based on number of persons; the minimum amount of deposit required to reserve and where to deposit.

Step 3 you confirm having paid deposits using our on-line reservation form.  Then we will confirm your reservation giving you the necessary information to check-in.

Water is gold in Baguio.  Do you have ample supply?

Yes, we ensure uninterrupted water supply. We invested to make this happen.  

While in Baguio, enjoy every moment by planning not to do chores like laundry and car wash.  That way, you really unwind and relax. At the same time, you help Baguio conserve water.

What is check-in and check-out time?

Check-in time is 1:00 p.m.   Check-out time is 12:00 noon.

Is early check-in possible?

Yes, but only when there are no out-going guests.  This should be pre-arranged.  

If you check-in early, then check-out will be earlier.  Check-out will be earlier than 12:00 noon, same as the actual check-in time.

If we check-in late, can we check-out late too?

No.  Just like a standard hotel practice check-out time will still be at 12:00 noon.

No. Pets are generally not allowed within the premises.

What are our responsibilities as guests?

Good question! Simply take care of the place as if it's your own.  Just keep it in the same condition and we will take care of further improving it.  It is through this that we can assure you of the same pleasant and well-kept place next time you visit Baguio.   

Bear with us.  Like renting a car, our staff, as part of our check-in formalities, will quickly tour you to the unit with a checklist and will request you to acknowledge the unit's status as well as it's major contents.  We hope you won't mind.

What is the maximum persons capacity of each Unit?

Unit A maximum is ten (10) persons.

Unit B maximum is six (6) persons. 

Unit C maximum is six (6) persons plus 1 driver or maid

We're more than the maximum  capacity of Unit A.  Could you still accommodate us?

Yes, we are flexible.  If Unit B is available we can lease both Unit A and B to you on a packaged basis. 

We will normally quote a per day rate for this, based on the number of persons

Could we check-out after 12:00 noon? Or in the evening?

We can be flexible if this is your need, but this will have to be pre-arranged.

We will charge a minimal amount (1/4 of the per night rate) for the time spent and since we will block full-booking on the unit for that day.

Do you serve food?

No. We don't. 

We offer an accommodation that feels like home.  That's the reason why we've equipped our units to enable the homey task of cooking, if you so wish.

Are there convenience stores nearby?

Yes, lots of them.  For Units A & B, the nearest is Marlette mini-mart along Marcos hi-way.  From the place, turn left from Sto. Nino road.  It's on the right few meters away. 

For Unit C, convenience stores and restaurants are a few meters away.
